I had a great experience working with Sterling Home Offer. Their communication was excellent throughout the entire process, and they made everything simple and stress-free. The team was professional, responsive, and very easy to work with. I truly appreciated how smoothly everything went and would definitely recommend them to others!

The short answer
Yes, these are our houses. We bought each one for cash, as-is, with whatever was in it, then renovated it at our cost and sold or rented it. The left photo is what the seller handed us; the right photo is what we made of it. If your house looks like a left photo, send us the address.
Why we show you the ugly part
Most “we buy houses” sites show a finished kitchen and nothing else. We show the house the day we bought it, because that is the house you are selling. Every photo here is one of our own purchases: taken on a phone the day we walked in, and by a photographer when the work was done. Nothing is staged on the “before” side.
Each house was bought as-is. The seller did not repair, clean or clear anything. We paid cash, took the keys, did the work at our cost and then sold or rented the finished house. That is how we make our money, and it is why our offer is lower than a fixed-up retail price: the repairs, the risk and the months of waiting become ours instead of yours.
If your house looks like any of the “before” photos, we would like to see it. If it looks like the “after” photos, you may do better listing it, and we will tell you so.
Boca Raton: Flood damage, mold and a county notice
Water had been through this pool home. The drywall was cut out two to four feet up every wall, there was black mold on the walls and ceilings, a hole in the ceiling, a tarp over the big window and a green pool out back. A county notice was taped to the door. We bought it exactly like that in August 2025 and the seller moved nothing.
We took it back to the studs: new drywall and paint, a new kitchen with a quartz island, wood-look floors through the house, both bathrooms rebuilt, the pool resurfaced and the front of the house refreshed. The finished house sold in September 2026.

Fort Lauderdale: A brown pool, holes in the walls, a gutted shower
The pool was a brown swamp with dead trees around it. Inside, the walls were red, black and teal with holes and patches, the main shower had been gutted and there was rot under the kitchen sink. The yard was overgrown.
New roof, new exterior paint, the pool resurfaced and the deck coated, new floors through the house, a new white kitchen, both bathrooms rebuilt, every wall and light redone.

A 1970s ranch where every room was buried in boxes. The ceilings had water stains, the porch ceiling had rotted and the kitchen and bathrooms were original.

Miramar: A torn-open ceiling and a bathroom with no walls
The kitchen ceiling was torn open around the fan, the 1970s cabinets had doors hanging off, and one bathroom was stripped to the studs with peeling walls. The sheds and the garage were full of junk.
New white kitchen with quartz and stainless appliances, both bathrooms redone, new floors, fresh paint inside and out, new light fixtures, an epoxy garage floor and a cleaned-up yard.

Coral Springs: Broken cabinets, holes in the ceiling, knee-high grass
Neglected for years: knee-high grass, broken kitchen cabinets, holes in the walls and ceilings, torn porch screens and junk everywhere.
We opened the kitchen wall into a peninsula with new cabinets and quartz, put in new floors, paint and lighting, rebuilt the bathroom, rescreened the porch, cleared the yard and painted the outside.

West Palm Beach: Lived-in, dated, with a garage full of junk
A family was still living here. Inside it was dated but working: dark walls, oak cabinets, carpet. The garage was packed to the door.
Full interior paint, new floors, a new kitchen with a wood-slat peninsula, new bathrooms, new fans and lights, the garage cleared and the outside painted.

Deerfield Beach: Clean but old
Not every house we buy is a wreck. This one was clean and dated: laminate floors, an oak kitchen, white appliances, a worn tub. Most of the sellers who call us live in a house like this.
New white kitchen, new floors, a new tub-and-shower bathroom and a walk-in shower bathroom, new doors and lights, and the outside painted white with a dark garage door.

What this means for your house
You do not need to fix the roof, paint a wall or take the boxes to the dump. We have bought houses with county notices on the door, with the pool green and with the kitchen half torn out, and we bought them on the seller's schedule. Send us the address and the condition in your own words, and you will have a written cash offer within 12 hours, with the recent sales it is based on. One short visit confirms the condition, then you pick the closing date. See how it works, or compare a cash offer with listing before you decide.

Title company or attorney
Hear it from sellers.
5.0Google ratingIf youve never been thru probate consider yourself lucky. Its a mess. Sterling actually knew what they were doing which is more than I can say for the first 2 companies I called. They worked with my attorney and didnt make it harder than it already was. ✨
Got a job transfer with three weeks notice. Listing the house and waiting 90 days wasn't an option. Sterling gave me a cash offer on day one and let me pick the closing date. I moved on my schedule, not a realtors. Highly recommended!
Your questions, answered.
Are these really your houses?
Yes. Every house on this page was bought by us, renovated by our crews and then sold or rented out. The before photos were taken on a phone the day we walked in; the after photos by a photographer when the work was done.
Why don't you show the prices?
Because they would mislead you. Every house, repair list and market is different, and a price from last year says nothing about your house today. Send us the address and you get your own written offer within 12 hours, with the comps attached.
Do you really buy houses in this condition?
Yes. Flood damage, mold, a hoarder house, a green pool, a county notice on the door: we have bought all of them, as-is, with the contents inside. The seller does not repair, clean or clear anything.
Will my house be renovated like these?
If we keep it, yes, this is the standard. Some houses we rent out as they are, and when a house is not one we renovate, a trusted partner investor buys it on the same terms. Either way you are told who the buyer is before you sign.
My house is in good shape. Is a cash offer still a good idea?
Sometimes. If the house needs little work, our repair estimate is small and the offer is higher. But a clean, updated house in a good area often brings more on the open market, and we will say so. Ask about our Market Sale option if you have time and want the higher price.
Do you buy outside South Florida?
Yes. We buy across Florida. Where our crews do not work, a trusted partner investor buys on the same terms, and you are told that before you sign.
