The short answer

Yes, and you do not have to come back to do it. Send the address and we make a written cash offer within 12 hours. We buy the house as-is, with whatever is inside, whether it has been empty a month or a decade. You sign where you are, where state rules allow, and the title company wires your money at closing. As fast as 7 days when the title is clear.

We understand

Sound familiar?

  • Bills for a house no one lives in
  • Worry about break-ins, leaks and code notices
  • A long drive every time something goes wrong
How we help

What we take off your plate.

No need to visit

Most of the process happens by phone and email. Documents can be signed remotely where allowed.

Any condition

Overgrown yard, old roof or water damage: we buy it as-is.

Leave what's inside

Take what you want. Cleanout is free if you qualify.

Which of these is you?

Inherited, and far away

A parent's house in another state, with the contents still inside. We handle it by phone, with your attorney in the loop. See selling an inherited house.

You moved, and it never sold

You bought the next place or took the job, and the old house sits empty with a listing that expired. One written offer, one date, and the double bills end.

A former rental

The last tenant left, the repairs piled up, and you are done being a landlord. We buy it with the damage, the junk and the overgrown yard. See selling a rental property.

Break-ins or code notices

Boarded windows, a stripped water heater, or letters from the city about the grass. We buy houses with open code issues and settle them after closing.

It needs more work than it is worth to you

Roof, foundation, mold or a house frozen in time. Repairs are our job. See selling a house that needs repairs.

A second home you no longer use

A lake house or a parent's place you visit twice a year. Sell it as it stands, contents included.

Can you sell without visiting?

Can you sell a vacant house without visiting it? Yes. Many of our sellers never set foot in the house again. Here is how a remote sale goes with us.

  1. You send the address. By phone or on the form above. We pull the public records and ask a few questions about the house.
  2. One short visit by our team. A neighbor, a relative or a lockbox lets us in. We look at the roof, the systems and the condition. You do not need to be there.
  3. A written cash offer within 12 hours. With the comps behind it and proof of funds on request. No obligation.
  4. You sign where you are. Where state rules allow, the title company arranges a mobile notary who comes to you, or an online notary session. Some states still require ink on paper; the title company tells you which.
  5. Closing on your date. The title company records the deed and wires your money the same day. As fast as 7 days when the title is clear.

If you would rather see it through in person, you can. Either way, the steps are on how it works.

Any condition, any contents

Vacant houses come to us in every state of repair. Overgrown yards, a roof past its life, water stains on the ceiling, a kitchen from the seventies, a basement that floods. Pipes that froze last winter. A room still full of someone's things. None of that stops the sale, and none of it is your job to fix or clear.

We buy as-is. We renovate, then rent out or sell. That is why we can take a house that a bank would not lend on and a listing buyer would walk away from. Leave the furniture, the boxes and the garage. If you qualify, the cleanout is free.

What does an empty house cost you?

Why does a vacant house cost you money every month? Because an empty house is not a paused house. The property tax bill still comes. The insurance premium still comes, and it may not even cover you. The yard grows, the gutters clog, and a small leak runs for weeks before anyone sees it. Every month you own it, the house costs you money and gets a little worse.

Insurance can quietly stop covering you

The Insurance Information Institute wrote in June 2025 that most homeowners policies include a vacancy clause that limits or excludes coverage if the property is unoccupied for typically 30 to 60 consecutive days. In plain words: after a month or two empty, a fire, a break-in or a burst pipe may be your loss, not the insurer's. Vacant-home policies exist, but they cost more and still need the house heated and watched.

Empty houses sell for less on the open market

Buyers notice an empty house too. Redfin reported in 2019, looking at 2018 sales, that vacant homes sold for $11,306 less, about 3.6 percent, and took six more days to sell than comparable occupied homes. Agents answer that with staging and repairs, which cost more money and more trips. We answer it by buying the house as it stands and renovating it ourselves.

So the real question is not whether the house is losing value. It is how many more months of taxes, premiums and worry you want to pay before it stops.

What out-of-state owners ask us

These are the questions we hear most from owners who have not seen the house in years.

  • Do I need to turn the utilities back on? No. We inspect with what is there.
  • What if I do not have a key? We work with a neighbor, a relative, a property manager.
  • The house has squatters or a relative who will not leave. Tell us. It changes the offer, not whether we can make one, and that side is handled after closing, following the law in that state.
  • I think the taxes are behind. The title company pulls the exact balance and pays it from the sale at closing. See selling a house with back taxes.
  • I am not sure what the deed says. The title company pulls it. If a deceased spouse or parent is still on title, we tell you what the closer needs.
  • Can I get money before closing? Up to $20,000 once you sign, deducted from your proceeds at closing, if you qualify.

What do you actually keep?

The written offer is the price. There are no commissions, no fees and no closing costs on your side. At closing, the title company pays any mortgage, back taxes or liens on the house, then wires the rest to you. If the house is free and clear, you keep the full offer.

Our offer is lower than a fixed-up retail price. In exchange you skip repairs, commissions, showings and months of waiting. We show the math. You see the comps we used, the renovation cost and our margin, so you can weigh them against holding on: another year of property taxes, a vacant-home insurance premium, mowing and winterizing, and a trip every time something breaks. If a listing would net you more after those costs, we tell you so. See cash offer vs. realtor.

What we need from you

Three things get us to a written offer. Everything else, the title company and we handle.

  • The address and the best phone number to reach you
  • A way in: a neighbor, a relative, a lockbox code or a property manager
  • What you know about the house: how long it has been empty, any damage, any notices from the city
  • Your closing date, or tell us you want the fastest one
  • The deed, a mortgage statement or a tax bill if you have them; if not, the title company pulls them

Questions

Your questions, answered.

What if the house has code violations?

We buy houses with open code issues, from tall grass to unpermitted work, and handle them after closing; any fines or liens are paid from the sale at closing, not by you upfront. See the "Break-ins or code notices" card above.

Is it a problem that the house is uninsured or the utilities are off?

Not for us: we inspect with the power off and buy the house as it is. See "What out-of-state owners ask us" above.

What if there are squatters in the house?

Tell us up front; we can buy an occupied house, and that side is handled after closing, following the law in that state. See "What out-of-state owners ask us" above.

How fast can you close on a vacant house?

As fast as 7 days when the title is clear, or on the date you pick. Vacant houses are often the quickest sales we do, because there is no move-out to schedule. You get the written offer within 12 hours, and closing happens at a licensed title company or attorney.

I have not seen the house in years. What if I do not know its condition?

That is common. Tell us what you remember, and our one visit fills in the rest; if the house is unsafe to walk through, we look from outside and work from what you tell us. After the visit, the price only changes if we find something major that was not mentioned, and we explain the change in writing.

Do I keep paying the insurance and utilities until closing?

Keep whatever you have in place until closing day; the house is yours until the deed is recorded. We do not ask you to turn anything on, reconnect anything or buy a new policy. From the day of closing, the bills are ours.

Are you the actual buyer?

We buy houses for cash; when a home isn't one we renovate, a trusted partner investor buys it on the same terms. Either way you get proof of funds on request, the closing is at a licensed title company or attorney, and the price and date in your agreement do not change.
