The short answer

Sell first, but don't move out first. A written cash offer within 12 hours gives you a firm price to plan your next place around. You pick the closing date to match your start date, as fast as 7 days when the title is clear. No repairs, no showings, and you leave what you don't want to move. The exact terms for money before closing and time after it are below.

We understand

Sound familiar?

  • A start date that won't wait
  • Paying for two homes at once
  • No time for showings and repairs
How we help

What we take off your plate.

Close when you move

As fast as 7 days, or on the date you choose.

Cash before closing

Up to $20,000 once you sign, for a down payment, rent or your move. If you qualify.

Stay after closing

Time to move out after the deed records, free, if you qualify. The rest of your price is paid the day you move out.

We're not tax or financial advisors. For how a job-related move affects the tax on your sale, ask your CPA.

Sell first or buy first?

Sell first or buy first when you're moving? If you have to choose, sell first. Buying first means carrying two mortgages, or a bridge loan (a short-term loan against the old house), while your old house sits on the market with showings you can't attend from another city. Selling first means you know your number before you commit to the next place.

The catch with a listing is timing: weeks to prepare, more weeks to sell, and the buyer's lender sets the closing date, not you. Your start date won't wait for that.

Selling to us turns that around. You get a written cash offer within 12 hours, with the comps behind it, so you can plan your next place on a real number. Then you choose the closing date: as fast as 7 days when the title is clear, or two months out if that's when you start. No repairs, no cleaning, no showings to fit around your packing.

  • A firm price now, so you can make an offer on your next home with confidence
  • Closing on your date, not a buyer's lender's date
  • No repairs, no cleaning, leave what you don't want to move
  • Free local move or free cleanout, if you qualify

If you're also going through a divorce, see selling a house during divorce. If you've already left and the house sits empty, selling a vacant house covers what that costs you every month.

Your date and your money: the exact terms

Two things make a relocation sale work: closing when you need to, and not having to be out the moment you close. Here are the exact terms we use, because other buyers often leave them vague.

Your date

Tell us your start date. We set the closing a few days before or after, whichever suits you, as fast as 7 days when the title is clear. If your start date moves a few weeks, we move the closing with it at no cost. If it moves by months, we re-confirm the number first.

Up to $20,000 before closing

The advance is not a gift and not a loan from a bank. It's part of your sale price, paid early.

  • Up to $20,000, paid once you sign the purchase agreement, before closing.
  • Deducted from your proceeds at closing, so the title company's closing statement shows it as money you already received.
  • Subject to qualification. The amount depends on the house and the equity in it. If the numbers don't support it, we'll say so on the call rather than promise and withdraw.
  • Use it for a down payment, rent, movers, or anything the move needs.

Stay up to 14 days after closing

If you qualify, you can stay in the house up to 14 days after closing, free. The rest of your price is paid the day you move out. If you stay past the agreed date, a daily fee comes out of the rest, and once you move out we pay the balance minus that fee. The title company holds the money, so it doesn't depend on us remembering.

In practice: close on a Friday, let the movers come the next week, and hand over the keys on your way out of town. Together, the advance and the stay mean you don't have to find money for the next place while the old one is still unsold.

  • Closing date you choose, as fast as 7 days
  • Up to 14 days in the house after closing, free, if you qualify
  • Rest of the price paid the day you move out
  • Free local move, up to 50 miles and homes up to 2,800 sq ft, or free cleanout, if you qualify

Which move is yours?

New job, start date in weeks

You need the house sold before the first day, not after. Written offer in 12 hours, closing in as fast as 7 days when the title is clear, and time in the house after closing to finish packing, if you qualify.

Need money for the next place first

Deposit on an apartment, down payment on a house, movers, flights. If you qualify, part of your price is paid once you sign, before closing, and deducted from your proceeds at closing. It's your own equity, early; the exact terms are above.

Already moved, house is still there

You're in another state and the house is empty or half-packed. After one visit, everything happens by phone and email; closing documents can be signed remotely where allowed. The title company wires your money.

Moving closer to family, or into care

Downsizing a house full of a lifetime. Take what matters and leave the rest. Cleanout is free, or we book and pay a local move up to 50 miles for homes up to 2,800 sq ft, if you qualify. No rush on the date.

See your number. Then decide.

You get a written cash offer within 12 hours, with the comps behind it. No obligation, no pressure.

  • No fees or commissions
  • Sold as-is
  • You pick the date

What do you actually keep?

You keep the sale price minus what's owed on the house. At closing, the title company pays off your mortgage and any liens from the sale, subtracts the advance you already received, and wires you the rest. No commissions, no fees, no closing costs on your side. We never ask you for money.

Our offer is lower than a fixed-up retail price. In exchange you skip repairs, commissions, showings and months of waiting. We show the math. And you get a date you can plan a move around. If a listing nets you more and you have the time, we'll tell you. See cash offer vs. realtor. We buy houses for cash; when a home isn't one we renovate, a trusted partner investor buys it on the same terms.

Taxes on a job-related move

If you're selling your main home, there may be no federal tax on the gain at all, and IRS Publication 523, Selling Your Home, describes a partial exclusion for sellers who move for work before meeting the usual time tests. Whether it applies to you depends on your dates and your distance. We're not tax advisors. Ask your CPA and keep your closing statement.

Selling from another state

You don't have to be here. Most relocation sellers we work with have already left by the time we close.

The call and the offer happen by phone and email. One visit to the house confirms the condition; a neighbor, a relative or a lockbox is enough to let us in. Closing documents can be signed remotely where allowed, often with a mobile notary who comes to you in your new city. The title company handles the payoff of your mortgage and wires your money the day of closing.

Leave what you don't want to ship; cleanout is free if you qualify. Our guide on selling a house after a job relocation covers the paperwork in more detail, and how it works shows the four steps.

Your two options

Easy Sale or Market Sale.

Easy SaleSell to us for cashFast · As-is · No headache

Best if: you need to sell fast, the house needs work, or life got complicated.

  • Written cash offer within 12 hours
  • Sold as-is: no repairs, no cleaning, no showings
  • Close in as little as 7 days, or on the date you pick
  • No commissions, no fees, no closing costs to you

Only with Easy Sale

  • Up to $20,000 before closing
  • Free moving or cleanout

Subject to qualification.

Market SaleWe sell it on the open market for youMaybe more money · More time · More hassle

Best if: you are not in a rush and you are OK with showings.

  • Your price is agreed upfront and paid to you at closing
  • Needs work? We fix it up first, at no upfront cost to you
  • We pay the commission and any buyer credits

The trade-off

  • Usually 2 to 4 months, sometimes longer
  • Showings and open houses: buyers walk through your home
  • The buyer's loan can fall through and restart the clock
  • You keep paying taxes, insurance and utilities until it sells
  • No cash advance or moving help

Not sure which is better? On the call we'll tell you what your house would likely sell for on the market and what you'd keep each way. Then you decide.

If youve never been thru probate consider yourself lucky. Its a mess. Sterling actually knew what they were doing which is more than I can say for the first 2 companies I called. They worked with my attorney and didnt make it harder than it already was. ✨

Questions

Your questions, answered.

Can I sell after I've already moved?

Yes: most of it happens by phone and email, and closing documents can be signed remotely where allowed. See "Selling from another state" above.

Can I stay in the house after closing?

Yes, if you qualify, free, for the period in your agreement. See "Your date and your money: the exact terms" above.

What if I need to close in a week?

As fast as 7 days when the title is clear. The title company orders the payoff on your mortgage and checks for liens; if that comes back clean, a week is realistic. Send the address today, get the written offer within 12 hours, and we'll tell you on the call whether your title can close that fast.

My employer offers a relocation package. Does that change anything?

No, and it often helps. Some packages reimburse selling costs or set a floor price through a relocation company. Our written offer, the comps and the closing statement are the paperwork HR usually asks for. If your package has a deadline, we close on that date. Ask HR what documents they need and we'll provide them.

What if my start date slips?

A few weeks: we move the closing with it at no cost. Months: we re-confirm the number first, because comps and the condition of the house can change. Tell us as soon as you know. If the date moves closer instead, we can usually close faster, down to 7 days when the title is clear.

Do I have to be at the closing?

No. The title company can send a mobile notary to you or set up an online signing where state rules allow. You sign, they record the deed and wire your money the same day. Some states still require ink on paper; the title company tells you which applies.

Will I owe tax on the sale if I move for work?

Maybe not: IRS Publication 523 describes a partial exclusion of gain when the main reason for the sale is a change in your place of work. We're not tax advisors; ask your CPA, and see "Taxes on a job-related move" above.
